Grading & Grade Work in Franklin, TN

Grading · Franklin, TN

Water Goes Where the Grade Sends It

Grading is the difference between dirt that works and dirt that fights you. Around Franklin, Brentwood, Spring Hill and across Williamson County we cut and shape building pads, lay out and regrade gravel driveways, level yards that hold water, and fix the drainage problems that show up every time a Middle Tennessee gulley-washer rolls through. The machine work is simple to say and hard to do: move the dirt so water leaves, slowly, in the direction you choose.

We have been shaping ground here since 1996, with the dozers, excavators and compaction equipment to do it right the first time. Grade work pairs naturally with everything else we run — clearing ahead of it, topsoil behind it, and trucking when dirt has to come or go.

Drainage Is the Job

Most grading calls start with water: a crawl space that smells like a creek, a yard that squishes into June, a driveway that washes every storm. The fix is almost never a gadget — it is grade. We reshape the ground so water falls away from the house, rides a swale around the yard instead of through it, and leaves the driveway in sheets instead of channels.

Middle Tennessee clay makes this matter more, not less. It sheds water fast once it seals, which is why a lot with the wrong fall floods the same corner every time. Getting positive fall — a steady drop away from the structures — set into the dirt is the whole game, and it is machine work, not shovel work.

Pads, Drives and Finish Grade

A building pad is only as good as its compaction. We cut pads for houses, barns, shops and arenas, bench them into slopes where the ground rolls, bring in the right fill, and compact it in lifts so the concrete crew is pouring on ground that will not move. The same goes for gravel drives: shaped base, crowned surface, and ditching that gives the water somewhere to go — that is why ours last.

On the finish end, we regrade torn-up yards after construction, spread screened topsoil, and leave the surface smooth enough to seed. If the project starts in the brush, the same crew handles the clearing first, so you are not coordinating two contractors to get one yard.

The Ground South of Nashville

Williamson County ground rolls, and a lot of it runs shallow to limestone. That combination punishes guesswork: cut in the wrong place and you are in rock, fill in the wrong place and it settles. Thirty years of working this specific dirt — Franklin clay, Harpeth bottoms, cedar-glade rock closer to Rutherford County — is how we quote a grade job accurately from a walk-through and finish it without surprises.

It is also why builders and homeowners around here keep dirt contractors busy: every new build, pool, barn and addition either starts with grade work or ends up needing it. If yours is somewhere in that sentence, get us out to look at it. The walk-through is free, and you will get a straight answer on what the ground needs.

How We Work

How a Job With E&S Runs

From the first walk of the property to the final one, here is exactly how it goes.

1

Walk the Property

We come out and walk the ground with you: what is growing, where the water goes, what the dirt is hiding, and what you actually want the property to become.

2

Straight Quote

You get a free written quote with a real timeline. It names what happens to stumps, spoil and debris, and it flags honest risks like shallow rock before any machine rolls.

3

We Do the Work

The equipment shows up when we said it would — machines and trucks both ours. We clear, dig, grade and haul to the plan, and you hear about anything unexpected immediately.

4

Final Walk-Through

We walk the finished ground together. Grades checked, debris gone, surface left seed-ready or build-ready as the plan called for. Done means you say it is done.

FAQ

Grading Questions, Answered

Common questions about grading across Williamson & Rutherford counties, south of Nashville. Don't see yours? Give us a call — we're happy to help.

Call (615) 599-7550

Can you fix standing water in my yard?
Usually, yes — most standing water is a grade problem, not a mystery. We walk it, find where the fall breaks down, and reshape the ground so water moves off instead of pooling. Where a swale or added fill is part of the fix, that is in the quote.
Do you build new gravel driveways?
Yes — new drives cut from raw ground and old drives regraded, re-crowned and re-graveled. A drive that lasts here needs shaped base, crown, and ditching that actually carries water away. That is how we build them.
How much does grading cost?
It depends on how much dirt has to move, how far, and what has to happen to it — which is why we quote from a walk of the site, free and in writing. Small yard regrades are a different animal from a benched building pad, and the quote reflects the actual dirt, not a formula.
Can you grade a pad for a barn or shop?
Yes. Pads are a core job for us: cut, fill, and compaction in lifts so the slab has ground under it that will not settle. Tell us the building footprint and we will size the pad, the access and the drainage around it on the walk-through.
Will the yard be ready for grass when you finish?
If that is the plan, yes. Finish grade with screened topsoil, smooth enough to seed or sod, with the fall set so the new lawn drains. Plenty of our grade jobs end with the customer seeding that same week.
