Why does water stand in your yard after rain?
Water stands in a Middle Tennessee yard for one of three reasons: the grade sends it there, the ground under the grass cannot absorb it, or both. Around Franklin the ground is clay over limestone, new lawns sit on subsoil packed by construction, and the fix is almost always the surface. Reshape the fall so water leaves, and give it a path to go.
We get more calls about wet yards than any other grading problem, and the pattern repeats from Brentwood to Spring Hill: a side yard that never dries, a low corner that squishes into June, a walkout basement with water at the wall after every storm. This guide covers what is under the yard, why builder-grade lots are the worst offenders, what the code says the fall should be, and what each fix costs in 2026. What is under a Williamson County yard?
Clay, and not far under it, limestone. USGS maps carbonate rock under most of Middle Tennessee, and the soils NRCS describes for the Nashville Basin have clay subsoils with slow to moderately slow permeability. Talbott soil meets limestone at 20 to 40 inches. Mimosa and Hampshire meet it at 40 to 60. Rain that cannot soak in runs to the lowest spot and sits.
The county’s own USDA soil survey fills in the picture. Braxton soils have a slowly permeable clay subsoil. Captina soils carry a fragipan, a dense layer that stays wet through winter and spring, and Dickson soils on the western side of the county toward Fairview have one at 18 to 36 inches that perches water above it. Not every soil here is bad. Maury and Armour soils, the deep terraces around Franklin, drain well and run more than five feet to rock. That is why the same rain can leave one yard dry and the yard across the road under water.
The rain itself is ordinary, which is the point. Nashville averages 50.51 inches a year, May is the wettest month at just over five inches, and March through May together drop about 14. The May 2010 flood, when gauges in Brentwood and Fairview recorded 17 to 18 inches in two days, was the extreme. A normal spring on clay is enough to fill every low spot in a subdivision.
One more thing the limestone does. Where the rock dissolves it forms sinkholes, natural low spots that connect down into openings in the stone. A wet spot that fills and then drains suddenly, or that floods from below, may be one of those. That gets looked at, not filled.
Why do new construction yards hold water?
Because the builder’s process removes the topsoil and compacts what is left. UT Extension puts it plainly: a new lot often has three inches of topsoil over nine inches of yellow clay, and heavy equipment leaves a hardpan 12 to 15 inches deep. Add a rough grade set for the schedule instead of the rain, and the water has nowhere to go.
UT’s drainage guide lists the causes in order, and they read like a tour of a new subdivision: contractors strip the topsoil, construction traffic compacts the ground until it is 60 to 80 percent solids instead of the healthy 50, the yard is shaped so water ponds in low areas or against the foundation, and roof and downspout water is never given a path off the lot. Two roofs draining into one side yard is the classic version. The grass on top is doing its best on a few inches of dirt over a layer nothing can get through.
That is the yard we see in Tollgate Village, Wades Grove and the neighborhoods off Duplex Road, and it is why builder-grade yard fixes in Spring Hill and yard regrades in Thompson’s Station are the two most common grading jobs we schedule.
What should the grade around a house be?
Six inches of fall in the first 10 feet. That is the Tennessee residential code, IRC R401.3 as adopted here: lots are graded to drain surface water away from foundation walls, and where a lot line or wall makes that fall impossible, drains or swales take over. Concrete and other hard surfaces near the house slope at least 2 percent.
The engineers who study clay agree. The ASCE Geo-Institute’s homeowner guide asks for at least 3 inches of fall in 5 feet and preferably 6 in 10, a swale with at least 6 inches of fall in 25 feet, and downspouts that discharge at least 5 feet from the foundation. Fill placed against a foundation should be clay compacted to shed water, not sand that soaks it up. The Department of Energy’s building guidance says the same thing from the other side: the best defense against water in a foundation is to keep the soil around it from saturating.
Clay makes the grade rule matter more. Clay swells when it is wet and shrinks when it dries, and the ASCE guide notes that water ponding beside a foundation causes localized heave, which is foundation movement in one spot. On Brentwood’s rolling lots, where so many houses sit on walkout basements, that is the failure we are usually called to prevent. How does grading fix standing water?
By changing where the water goes. A regrade resets the fall so the yard sheds toward the street or an easement, a swale carries water around the house instead of through the lawn, and fill compacted into the low spots removes the bowl. UT Extension lists surface shaping and diversion first, drain tile second, and deep tilling for the hardpan.
The order on a typical job: look at the yard after a rain if the timing allows, find where the fall breaks down, then reset it with a machine. Where two lots share a drainage path, a shallow swale with steady fall takes the water to the street or the easement. Low spots get fill that is compacted, not dumped, and screened topsoil goes on top so grass can grow where it could not before. UT’s guide adds the fixes that do not involve a pipe. Deep tilling breaks the construction hardpan. Raising a low area with 10 to 12 inches of well drained topsoil or compost lifts the roots above the water. A dry well only works if it goes all the way through the restrictive layer. A rain garden, placed at least 10 feet from the foundation and sized by a percolation test, should drain within 24 to 48 hours.
Some yards need the pipe. When the water is in the soil rather than on it, or the fall cannot be built because of a lot line, a French drain, a catch basin or an underground downspout tie-out carries it out. That is trench work, and our excavation crew cuts it in the same visit. Trenching is excavation under Tennessee law, so the 811 locate goes in at least three working days ahead.
What does fixing a wet yard cost?
Regrading around a foundation runs $835 to $3,000 in 2025 guides, a swale $5 to $15 per foot, an exterior French drain $10 to $65 per foot, a downspout tie-out $200 to $2,000 each, and a dry well $1,600 to $4,800. A full yard drainage system averages about $4,600. Most Williamson County yards need the cheaper end of that list: grade and a swale.

Is standing water dangerous?
Yes, in three ways. Mosquitoes finish their water stages in as little as four days, and Tennessee’s health department warns they breed in anything that holds water. Water ponding beside a foundation on clay causes heave. And saturated turf gets Pythium root rot and dies.
The EPA puts the mosquito life cycle at four days to a month, typically about two weeks, with the first three stages in water, which is why it tells homeowners to empty standing water weekly. The Tennessee Department of Health’s West Nile page says about one in five infected people develops a fever, less than 1 percent develops encephalitis or meningitis, people over 60 face the greatest risk, and there is no vaccine. On the house side, the Department of Energy notes that building materials left damp or saturated for long periods eventually fail. On the lawn side, NC State Extension ties Pythium root rot to soil that stays saturated for days or weeks, and UT calls poor drainage a major cause of plant death in Tennessee landscapes.
Who do you call, and what happens on the visit?
A grading contractor, ideally one with an excavator and trucks, because the fix may need a trench or fill. On our visit we find where the fall breaks down, check the downspouts and the low spots, and quote the regrade, any swale and any drain in writing.
