Hay Field Ten Years Ago, Lawn Today

Tollgate Village, Bridgemore and Canterbury put thousands of new lawns on ground that was hay field a decade ago. The clay under those lawns was compacted by construction, and the rough grade was set for the builder's schedule, not for the next ten years of rain. So side yards trade water with the neighbor and the low corner never dries. Grading and drainage work is how those yards get fixed for good.

Fixing the Neighborhood Yard

The typical call from Tollgate or Fields of Canterbury sounds the same: water pools along the fence after every rain, or the back corner stays soft long after the rest of the yard dries. The cause is grade. Compacted clay will not absorb the water, so the only way out is over the surface, and the surface has to fall the right direction.

We reset that fall with a machine and cut a swale where two lots share a drainage path. Fill in the low spots is compacted so it stays put. Screened topsoil from our own trucks finishes the surface so the lawn grows back thicker than the builder's inch of dirt ever allowed. The yard is seed-ready when the machine leaves.

Shed Pads, Shop Pads and Pool Backfill

Homeowners here keep adding to their lots, and every addition needs level, compacted ground under it. A shed or shop pad is cut into the slope, filled with the right material and compacted in lifts so the floor does not settle. Pool builds get the same care in reverse: the dig, then the backfill and the finish grade around the deck so water runs off instead of under it.

Gravel drive extensions around to the back of the lot are another regular job. Shaped base, a crown and a place for the water to go are what keep a gravel surface from washing into the yard. Because material rides on our own trucks, the drive is built the day the gravel lands.

Farm Lanes, Barn Pads and Field Drainage

The other side of Columbia Pike is still farm country, and farm ground has its own grade problems. Lanes rut and hold water, and barn pads settle. Field edges near the creek stay too wet to work. Off Critz Lane and west toward the ridge, we cut and crown farm lanes and build barn and equipment pads that drain. Ditches get shaped so water leaves the ground you use.

When the project starts in brush or ends with a foundation, the rest of the company picks it up on the same phone call. Clearing comes first, site prep follows the grade, and the trucks haul what has to leave. One estimate visit covers the whole sequence, and it is free.

Why does my yard hold water when the neighbor's yard does not?
