Lot clearing takes the trees and brush off every part of the lot the house plan needs. That covers the house footprint, the driveway path, the septic field or utility path and the yard. Where the foundation, the driveway or the septic field will sit, our excavators dig the stumps out. Debris leaves in our dump trucks, or the mulcher head grinds brush in place where chips can stay.
What stays is your call, and we settle it with you before any machine moves. We flag the keeper trees first, and our crew works around them. For trees grown in the woods, Purdue Extension sets the root zone at 1.5 feet per inch of trunk diameter. For a tree 16 inches across, that circle reaches 24 feet from the trunk.
HomeGuide's 2026 guide puts clearing a quarter acre at $800 to $3,000 and a half acre at $1,000 to $5,000. An eighth of an acre runs $600 to $2,000 in the same table. Angi's 2026 figures put a half acre at $250 to $2,800 for basic clearing of trees and brush. The price moves with the trees, the stumps, the debris plan, the access and the slope. HomeGuide lists light clearing at $1,200 to $2,500 an acre and heavy clearing with large trees at $4,500 to $8,000. Hauling everything off adds truck trips, while grinding in place leaves the chips on the lot. A real number takes an on-site look, and that quote is free.
Two checks come before a lot gets cleared: the county's permit rules and a TN811 locate ticket. Williamson County's storm water regulations require a Land Disturbance Permit when more than one acre of land is disturbed. A smaller job still needs one when the lot is part of a larger common plan of development or sale. These county rules cover unincorporated Williamson County, and a lot inside city limits follows its city's rules.
The same regulations say grading may only be done with a Land Disturbance Permit. Tennessee's 811 law covers any activity that disturbs the earth, and digging stumps counts. Whoever does the digging has to pull a TN811 locate ticket at least three and no more than ten working days before the work starts. After clearing, the lot goes straight to site prep and grading, and the same company does both. Our crew cuts and fills the house pad, then packs it down with our compaction equipment. After that, our grading crew shapes the ground so water runs away from the house. HomeGuide puts leveling a small home site on mostly level land at $2,000 to $5,000 on average.
Purdue Extension warns that as little as 2 inches of fill over a root zone can kill a tree. So the fill stays off the keeper trees' roots.
